New Fence Along Northern Border

Uintalands Board

October 8, 2026

You may have noticed there are cows coming into Uintalands from the ranch directly to our North. Upon inspection, about a mile of fence line between us and them is in significant disrepair. Therefore, the property owner directly to our north, Barker Ranch, is replacing the existing fence along our shared boundary.

The Barker Ranch approached Uintalands saying they intended to replace the fence along a portion of the northern boundary of Uintalands.  The proposed fence was to be placed on the legal property line.  Of note, there is an eastern Summit County ordinance that states if a perimeter fence is built between a rancher and a community, both properties may be responsible for half of the construction cost and half of future maintenance and repairs.

With assistance from Uintalands legal counsel, the board proposed to pay a lesser amount to the Barker Ranch to build the fence one foot inside his property line.  This alignment relieves the association from having to pay for one half of the construction cost.  Also included in the agreement is rancher is responsible for all the maintenance going forward.  Uintalands has agreed to continuing the past practice of voluntarily assisting with maintenance during our annual work parties.

The agreement between Uintalands and Barker Ranch does not in any way affect the individual property owners’ rights along the northern boundary.

At the request of the rancher, Uintalands sent notifications to every member of record along the northern boundary to notify them of the project.

Here’s more details about the project:

  • Professional Boundary Survey Completed: A boundary survey was completed in September by professionals hired by Barker Ranch as evidenced by brightly flagged stakes near the property line.

  • Fence  Alignment.  The decaying fence sits north of the actual legal property line. The replacement fence will rectify this discrepancy. That means the new fence line will move closer to Uintalands properties.

  • New Fence Setback and Placement: The newly constructed fence will be positioned entirely on the northern neighbor's parcel, set back 1 foot inside their legal property line.

  • Project Timeline: Construction operations are scheduled to begin and end this Fall 2026.

  • Property Access and Incidental Disruptions: Ground crews may require limited, temporary access immediately adjacent to the boundary line to clear a structural path and execute the installation. Consequently, there is the possibility of minor, incidental ground or landscaping damage on the Uintalands side of the property line.

  • Debris Removal and Clean-up Mandate: The rancher/property owner is legally and operationally responsible for all cleanup of debris. They are required to restore any disrupted areas to a tidy condition immediately upon completion of the project.
